The change of use of the land to domestic garden and turfed ramp would result in the loss and deterioration of irreplaceable ancient woodland, would have a negative impact on the biodiversity resource of the site and would create an undesirable precedent in the locality, which would result in a significant cumulative harmful impact contrary to policies CSB1 and CSEN1 of the South Oxfordshire Core Strategy 2027, saved policies C6, G2 and C9 of the South Oxfordshire Local Plan 2011 and paragraph 118 of the National Planning Policy Framework.
