Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO 001, 004, 110, 111, 006, 112, 005, 003, 001, 101, 002, 102, LOC 001, 113, 007 and 114, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the works hereby approved shall be: (a) External walls shall be constructed in bricks that match the existing main house brickwork in terms of colour, type and texture; (b) All areas of making good and plastering within the listed building to be in appropriate lime-based breathable materials. Reason: In the interests of the historic and architectural interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The structural works shall be carried out in accordance with the Structural Engineers Details received under application reference number P16/S0462/DIS. Reason: To ensure that the historic fabric of the building is retained in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
