Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the retained fabric whether internal or external shall be finished to match the adjacent work with regard to the methods used and in material, colour, texture and profile. RReason : To protect the character and fabric of the building in accordance with Policies G2, G6 and CON3 of the adopted South Oxfordshire Local Plan.

No additional vents, pipes or flues other than those which are depicted on the plans hereby approved shall be fixed to any elevation of the building. Reason : To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That all new rainwater goods shall be cast iron and painted black. Reason: To protect the character and fabric of the building in accordance with Policies G2, G6 and CON3 of the adopted South Oxfordshire Local Plan.
